HeadWay will provide a fully referenced and credit checked application for a Client property. A full inventory of the property will be prepared, the contents and the condition of all items being noted, along with photographs. An ARLA accredited Assured Shorthold Tenancy Agreement, signed on behalf of the Landlord will be used in every case. The first months rent and a deposit at least equivalent to one months rent will be collected before a tenant takes possession of the keys to the property. A standing order mandate will be completed for collection of further monthly rental payments. All utility companies will be notified of the tenancy start date.
FULL PROFESSIONAL MANAGEMENT
On completion of the initial ‘sign up’ of the tenants for your property, HeadWay management will ensure that the tenants have instructions for the use of all equipment provided within the property. Moving home is a stressful time and we wish to make the transition as easy as possible to prevent disputes at this time. We will ensure that the tenants are aware of the need to arrange accounts for the utility services provided and make them aware of the conditions of the agreement with regard to maintaining the property and gardens. We will arrange for an ‘inspection visit’ 3 months from the tenancy start date thus ensuring that the property is being maintained and keep in good order. This will also give us the opportunity to find out if the tenants have any unresolved issues. We will report to the Landlord on our inspection and take any action necessary to promote the Landlord / tenant / agent relationship. We will collect monthly rental, deduct our fee and account to the Landlord by supplying a full statement. The balance can be paid to the Landlord by BACS or by cheque. During the term of the tenancy, we will maintain this relationship and on completion of the initial 6 month Agreement period, we will ensure that the tenancy progresses seamlessly into a Statutory Periodic Agreement if both Landlord and tenant wish to do so. The cost for this is an additional £35 (once only payment) for an Extended Agreement. If a Landlord would like HeadWay to arrange any work to be done at the property, we will of course, be pleased to oblige by providing a fully qualified contractor.
We will, of course, provide on-going support to Landlords and tenants throughout the tenancy and all Statutory Notices will be provided for Landlords at no extra cost

INVENTORY
FINAL CHECK
We will check a Landlords property after a tenant has vacated and prepare a full report for the Landlord including any issues which may be deductible from tenant deposits and any work that may be required to bring the property back to a satisfactory ‘letting’ standard
INSPECTIONS
We will arrange an ‘inspection visit’ on behalf of a Landlord. The tenant will be notified, in writing, a visit will be arranged with the tenant and a full report will be sent to the Landlord afterwards.
- CONTRACTORS
We will arrange, ‘oversee’ and inspect all contractor work for empty or tenanted properties using ‘preferred contractors – contractors who have previously done work to a very satisfactory standard.
